Terms & Conditions
- Rental Agreement Duration: All commercial and residential leases are initially offered for 11 months, automatically renewable by mutual consent under the same terms or as updated.
- Rent & Security Deposit: Monthly rent is due in advance by the 5th. A security deposit equivalent to 3 months’ rent is required, refundable within 30 days after vacating, subject to inspection and deduction for damages.
- Utility Charges & Maintenance: Tenants pay actual electricity, gas, water, and WiFi usage. Monthly common area maintenance fee (Tk 500-1000) applies for commercial units.
- Use & Subletting: Premises must be used solely for the purpose stated in the agreement. Subletting or assignment without written consent is strictly prohibited.
- Rent Increase & Renewal: At renewal, rent may be adjusted up to 10% based on market conditions, as permitted by the Bangladesh Premises Rent Control Act, 1991 (applicable to residential properties).
- Termination & Notice: Either party may terminate by giving 60 days’ written notice. In case of breach, landlord may terminate with 30 days’ notice and forfeit deposit.
- Maintenance Responsibilities: Landlord is responsible for structural repairs, external walls, and roof. Tenants maintain interior fixtures, sanitary fittings, and glass panels.
- Security & Compliance: Tenants must comply with all building rules, fire safety norms, and shall not cause nuisance. 24/7 CCTV monitoring is in place; any illegal activity voids the agreement immediately.
- Late Payment Penalty: A late fee of 5% per month on overdue rent applies. Continued default may lead to eviction and legal action under the Premises Rent Control Act.
- Governing Law & Dispute Resolution: All disputes subject to Sylhet jurisdiction. Terms are subject to change with reasonable notice; updated terms apply at renewal.
